Open House Follow Up That Buyers Actually Remember

Most open house follow-up emails are forgotten before the buyer gets home.

Not because agents do not care. Because they are tired, they hosted four groups in three hours, and they send the same email to everyone because it is the only option that feels manageable.

Here is a better approach that takes five extra minutes.

During your open house, keep a running note on your phone. One observation per visitor. What did they respond to? What made them hesitate? Did they mention a timeline or another property they were comparing?

After the last person leaves, hand those notes to Claude or ChatGPT with this instruction: write a warm, conversational follow-up email for each visitor that references what they responded to and keeps the door open without being pushy. Under 120 words.

You bring the human observation. AI handles the writing. That combination is the whole point.

What if your inbox cleanup was already done before you opened your laptop?

Not a hypothetical. That is exactly what I have set up with Claude in Chrome shortcuts, and I use it every single day.

Here is what my shortcut actually does. It reviews my calendar from the previous day, checks my sent emails, and flags anyone I met with but never followed up with. Because it happens. We get busy, the day moves fast, and follow-ups fall through the cracks. Claude drafts those follow-up emails for me and queues them up ready to review.

It also scans my inbox and drafts replies to anything that needs a response.

Full disclosure: I always edit the drafts. They are not perfect, and that is not a criticism, it is just reality. Claude does not have access to my meeting notes yet, so it is working with partial information. That is next on my list. But even imperfect drafts save me a solid chunk of time, because starting from something is always faster than starting from nothing.

The setup is simple. Schedule the shortcut to run while your laptop is open but you are doing something more interesting, like grabbing coffee or having lunch. One thing to know: you do need to enable "Act without asking" to let it run unattended. If that level of autonomy is not your comfort zone, that is completely fine. No judgment.

Set an Auto-Response for Demanding Clients

Use Gmail Filters & Templates to create an auto response email that will be sent as soon as you receive an email from a difficult or demanding client. It can be as simple as "Got it..Chat Soon" or "Thanks, I'm on it".  This video goes through creating a gmail email template and a filter to automatically send the template when you receive an email from a specific client. Compass Insights Tool

One of the most underutilized Compass tools, the Insights report allows agents to showcase the performance of the listing with a client.  It allows you to create once off our scheduled reports which can be sent weekly or bi-weekly on any day you choose.  

Note that it will be sent at the time the schedule is created so if you create it at 9pm then at 9pm on your selected day the report will be sent to your client. It's a phenomenal report showcasing great data on how many views your listing is getting, where the people are viewing it from right down to the devices they are using. 

It informs you which platforms or third party sites are getting the most traffic for your listing and provides information on digital ads and social media posts. You then have the opportunity to discuss this information with your client and really highlight the value you bring to them, being able to confidently showcase the tools at your disposal is an indispensable skill.

Selfie Trick

Have trouble taking selfies?  Me too which is why I started to use the accessibility tool to take selfies, this avoids the short arm syndrome and makes taking selfies so much easier.

Remember to switch off VOICE CONTROL when you are finished taking photos or texting may become more difficult. Have fun with this!
